Since December 2007 sellers of all residential properties in England and Wales are required by law to produce a Home Information Pack (HIP) before their property can be marketed for sale.

Why are our HIPs so much cheaper?

Goodhips.com is an independent, competitive, family run company providing cheap online Home Information Packs (HIPs) across all of England and Wales. We sell HIPs directly to the public, we cut out the middle man and therefore keep our costs low and the price of our HIPs down. You get the same legally compliant HIP as one from an estate agent or solicitor but at a far lower price. We are not Vat registered so there is NO VAT added to our prices.

How it works

The Home Information Pack contents and regulations changed in June 2009. The Pack is now completed over two stages which include the Basic and Full Pack. The Basic Pack is needed to start marketing your property and the Full Pack needs to be completed within 28 days.

Basic HIP: The Basic includes a copy of the Title and a copy of the Plan, a Property Information Questionnaire (to be completed by the Vendor) and the Energy Performance Certificate.

Full HIP: The Full includes all Basic HIP items plus the Local Authority Search (LLC1), the local Water Authority Search (CON29DW) and a copy of the Lease if the property is Leasehold.

After you have ordered a HIP pack from us you will receive a Property Information Questionnaire by email to fill in, which needs to be sent back to us to add to the Basic HIP.  The required searches will then be ordered and within a few days you will be contacted by one of our qualified Domestic Energy Assessors to make an appointment to do the Energy Assessment for your property. This will be done at the property and takes up to an hour depending on the size of the property.

You can market your property as soon as you have received the Basic HIP. The Basic HIP pack will be ready when we have recieved the EPC and Property Info Questionnaire (delays occur for unregistered properties). The Full HIP pack consists of around 50 - 80 pages of information, and to save money and trees the HIP will be sent to you or your selected sales agent by email in PDF format. We can offer printed HIP copies or CD copies for an additional charge. (See Prices) You do not have to pay for a printed copy but we do offer the service if required. We ask that you call us about this.

Service providers used by Goodhips.com to provide the mandatory documents required within a HIP are registered members of the HIP Code and/or the Search Code. All documents provided are individually insured by the relevant search provider. The energy assessment is covered by the energy assessors own Indemnity & Liability Insurance.
